Moira River  Lot 19

Stirling-Rawdon

One of 4 nicely wooded lots fronting on the Moira River in the municipality of Stirling-Rawdon between Marmora and Madoc.

This 6.8 acre nicely wooded lot is 225 feet wide along the road at the east side with 280 feet frontage on the river.

Access is by private lane (deeded) from Storms Road. About 1000 feet from Storms road a shared driveway on the right  runs from the private lane between lots 19 and 18  takes you through the woods in the direction of the river.

At approx. 925   feet in the driveway veers south away from lot 19 and continues south entirely on lot 18.  A driveway extension would have to be created  to run north  on to lot 19 before it heads south.

River is rocky and narrow for most of the shoreline.  There appears to be an opening just past the rapids on the south west corner to slip a canoe or kayak into the water to access the river basin for some paddling or fishing.

About 45% of the lot appears to be wetland.  Most of this is at the back of the lot along the road. There is also a small portion along the river at the north west corner of the lot.

Property taxes 2016 $1368

Adjacent 7 acre lot 18 also for sale and vendors would consider a pakage deal for both.

Zoning is limited services residential since lot is not on a municipal maintained road.  A single family dwelling minimum 1000 square feet or a seasonal dwelling of 600 sf would be permitted. (location subject to Quinte Conservation approval.)

Township may also require improvements to the private road before issuing building permit.
